Work summary
To ensure that building management work is executed properly in accordance with appropriate legislation and guidelines. Also establish professional relationships with the Joint Management Body (JMB)/Management Corporation (MC)/Resident Association (RA) and other relevant bodies.
Job Responsibility:
- Manage and ensure effective and efficient implementation of day-to-day operations of
strata building including car park building and other common facilities which covers the customer care service, security and maintenance. - Implementation and enforcement of the conditions and regulations as stipulated in the House Rules, Strata Management Act and other by-laws.
- Ensure all billing and collection of service charges, sinking fund and other miscellaneous billing are up to date and take necessary actions to minimize default payments.
- Ensure all deliverables and timeliness in completing the defects rectification works.
- Building customer service qualities at all levels of staff to ensure good customer service is implemented in meeting customers’ needs.
- Maintain close rapport with the JMB/MC, local authorities, other agencies and residents in general. These include setting up JMB/MC (where applicable).
- Long term planning on improvement and enhancement of the building and its common area.
- Promote quality lifestyle within the community
- Preparation of annual budget and ensure that operating expenditures are kept within planned budget.
- To evaluate operation expenses, service charges, management fees, building maintenance fund rate on an annual basis and implement measures to ensure sustainability.
- All aspects of credit control management from billings to serving reminders, including recovery of service charges, sinking fund and other miscellaneous charges from defaulters.
- To manage vendors, suppliers and other service providers to ensure efficiency and cost effectiveness.
- Staff recruitment, training and development.
- Any other duties that may be assigned from time to time by the management.
Required Qualification:·
- Candidates must have a permanent Bachelor of Building Management, Bachelor of Facilities Management and any field related to building management.
- Required skills: communication skills, collaboration skills, negotiation skills, market networking, Problem Solving Skills, MS Excel.
- Applicants must work in Kuala Lumpur.
- Language required: Bahasa Malaysia, Mandarin, English

Job Responsibility:
- Supervise day-to-day operation of strata property management including ensuring all maintenance and improvement works to meet the service standards in terms of i.e:-
o Punctuality in completing tasks
o Quality of work performed - Ensure the economic function and operation of the property. This includes building maintenance billing (service charge), sinking fund and other expenses related to building management.
- To monitor the performance of the contractor in dealing with defect rectification to ensure timely and satisfactory resolution of damage is executed.
- Take appropriate action in accordance with the provisions of the law on those who fail to settle the SC/SF. (Defaulters)
- Work with the Joint Management Body (JMB) or Management Corporation (MC) OR Resident Association (RA) and attend related meetings to establish good relations with the residents and resolve problems that arise.
- Keep accurate records of all complaints received and ensure timely attention and resolve all problems in accordance with established service standards.
- To monitor the performance of contractors involved in routine maintenance work, security services and repairs.
- Prepare work specifications, cost estimates and tender documents for maintenance and improvement works, invite quotations / tenders, evaluate, consult and recommend management for approval.
- Conducts periodic inspections of strata properties and submits reports on their condition and recommends corrective and remedial actions.
- Compile and complete daily work schedules for building technicians, electricians and other maintenance personnel.
- Perform other duties as directed by management/Building Manager
Required Qualification:
- Candidates must have at least a Diploma in Building Management, Diploma in Facilities Management and any field related to building management.
- Previous experience in property management or real estate.
- Working knowledge of industry standards and regulations.
- Excellent communication skills, both verbal and written.

Job Responsibility:
To undertake the responsibility to perform varieties of maintenance tasks to upkeep the good condition of the common area/facilities for a strata building. This person will need to have a practical mind and attention to details. The ideal candidate will need to be able to work autonomously and responsibly; having a keen eye for detail and physical stamina is valued greatly in this job.
Responsibilities:
- To provide technical assistance on any event of a breakdown.
- To assist work with the appointed Charge man/other technical works
- Trouble shooting, maintain and preventive maintenance on all power equipment, electrical equipment, field instruments, PLC, CMS, BMS system.
- To monitor and ensure contractors work according to the Management’s requirement.
- To run through daily, weekly, monthly and quarterly checklist.
- Perform routine inspection of property to check for maintenance problem and to verify that the common area/facilities are in good order.
- Order equipment and parts through the administrator using purchase orders for goods and services necessary for the continued operations as approved by the Management.
- Schedule complete regular maintenance, servicing and repair of plant and equipment in connection with these duties.
- Power consumption monitoring and efficiency improvement.
- Any other task as assigned by the Management.
Required Qualification:
- At least SPM or a Certificate in M&E Possess Cert or Diploma in Technical Skill, Electrical & Electronics, Mechanical or equivalent.
- Minimum 1 year working experience in maintenance work. (Building & Office utilities)
- Experience in electrical work skill, and/or; Carpentry work skill; and/or Plumbing work skill
- Good in both written and spoken in Bahasa Malaysia and/or English.

Job Responsibility:
- Assist senior staff to do all jobs such as civil, electrical, plumbing & general work.
- Conduct minor repair works including replacement of light bulbs, water taps and other work assigned by supervisor.
- Ensure that work orders are completed on time and that they are of good quality.
- Perform according to work order and reports to their superior and any difficulty unfinished work.
